ON GROUND FLOOR
- The entrance is through a majestic door that serves a living space of 134m² bathed in light thanks to large openings that allow the landscape to invite in all rooms. You will enjoy a fully equipped kitchen with central island, a dining room, table football, piano and large living room with XXL TV
- A cellar allows you to store the various small appliances and groceries
- You can comfortably settle in thanks to the huge dressing room of 36m² with storage on both sides, which can also accommodate visitors thanks to the extra sofa bed and a TV
- Wake up facing the mountains in the master suite of 22m² with whirlpool bath and through-shower open to the outside
- 2 separate toilets

ON THE FLOOR
- The stairs lead to 3 bedrooms each with a double bed, a dressing room and a shower room. Each has a breathtaking panoramic view, and access to the roof terrace.
- The roof terrace, with an area of 167m², is particularly pleasant at the end of the day to enjoy the sunsets facing the mountains as far as the eye can see.

BASEMENT
- If you feel like exercising, head to the gym. In this space of 71m², you can enjoy a large sauna, as well as many weight training and cardio equipment (bench and rack, trampoline, treadmill, fitness mat, punching bag). A sleeping area has also been arranged with two sofa beds and an XXL television.
- In the secure garage, you can accommodate two vehicles and play several around the table tennis.
- A washing machine and dryer are available in the laundry room.

OUTSIDE
- The pool with a total area of 100m² is a real gem. While the 25m² submerged beach will delight the little ones, the 75m² infinity pool and the integrated heated jacuzzi will delight the older ones. The depth varies from 1m to 1.70m.
- For a total enchantment, a second 7-seater jacuzzi overlooks the cliff.
- The terrace will plunge you from all sides in the singular decor of the island, between mountains and Indian Ocean. From the deck chairs and outdoor lounges, you can relax watching the ballet of the French puffins and Straw Tails.
- Finally, the 85m² pool house houses a bathroom and a toilet as well as a large covered space to meet around the dining table and enjoy good meals cooked on the barbecue or plancha.
The kitchen lovers will be spoiled for choice since the villa Phoenix has an Ofyr brazier, a weber barbecue, a gas plancha and a wood fire kitchen.
- The private parking and secured by an electric gate can accommodate many cars.

SAFETY
The pool has protection systems (alarms) however it is not monitored and remains under the full responsibility of the tenants who will have to ensure the supervision especially that of children.
The property is on a cliff edge. For your safety, a removable protective barrier is installed along the entire length of each stay.
